Water leak at East entrance – Under Review

We wanted everyone to be aware that we are currently investigating – and will be rectifying as soon as possible – a major leak at the East entrance. The other day, the east gate entrance had massive flooding that flowed all the way out to the road. John (landscape maintenance), in an effort to isolate the problem, turned off the system to determine where in the line the issue was located. He arrived around 5:45 this am and found the entrance dry – eliminating a main line problem.  He proceeded to turn on the irrigation system to spot leaks figuring with the volume of water yesterday we should have a geyser somewhere.  No major leak was found and he kept the system on for 15 minutes.  However, when it came time to turn it off, there was no response from the valving until he manually hit the top and then it turned off.  Thus, we think valving is the problem.  The massive amount of water may be due to the valve being stuck open for several days.  This valve unit has had issues for years and according to John (and verified with Eric) has not been replaced in the 15-16 years Johns has been doing things.  He\’s been splicing lines and/or placing new lines within the old to keep things going.

John is going to provide us a quote for system replacement.  We got about 20 years out of this unit and believe it\’s at the end of life.  Due to the major heat wave about to hit us over the next few days, the importance/cost of possibly losing our plants and trees due to waiting for bids to come in, and the fact that John has provided very reasonable bids throughout his tenure with Green Ridge, the ability to request multiple bids will be very difficult. As of right now, our very best guess is that this fix will be under $1000 and more likely in the $500-$600 range, but we\’ll know more as repairs begin.
